Buying property in Greece

Buying a house or plot in Messinia is simpler than it sounds, as long as it is done in the right order, with the right people. Here is the whole journey, exactly as we have lived it for more than 20 years alongside buyers from Greece and abroad.

The process, step by step

  1. 01

    Search & viewings

    We discuss what you are looking for, shortlist suitable properties and arrange viewings, grouped into a single trip if you are travelling from abroad.

  2. 02

    Lawyer & legal due diligence

    Your lawyer checks titles, encumbrances and planning legality at the Land Registry before you commit. If you do not have one, we introduce you to experienced local lawyers.

  3. 03

    Greek tax number & bank account

    You will need a Greek tax number (AFM), issued quickly, and via power of attorney without being in Greece. A Greek bank account helps but is not always required.

  4. 04

    Pre-contract or reservation

    Once the price is agreed, the property can be secured with a deposit or pre-contract while due diligence is completed safely.

  5. 05

    Final deed at the notary

    The final contract is signed before a notary public, after the transfer tax has been paid. It can also be signed by power of attorney.

  6. 06

    Registration & handover

    The deed is registered at the Land Registry, utilities (power, water) are transferred to your name, and you receive the keys.

Frequently asked questions

Can foreigners buy property in Messinia?

Yes. EU citizens buy with no restrictions at all. Non-EU citizens also buy freely in Messinia, a special permit is only needed in designated border areas, and Messinia is not one of them.

Do I need to be in Greece to buy?

Not necessarily. With a notarised power of attorney, which can also be signed at a Greek consulate, your lawyer can obtain your tax number and sign the deed on your behalf.

How long does a purchase take?

Typically 4–8 weeks from the agreed price, depending on due diligence and the property’s paperwork.

Does the Golden Visa apply in Messinia?

Yes, for non-EU citizens, at the current minimum investment of €400,000 in our region, lower than Athens or the popular islands. The rules change from time to time, so we always confirm the current conditions case by case.

Can I rent the property out while I am away?

Yes. Short-term letting (Airbnb etc.) requires registration in the national short-term rental registry (AMA), a simple online procedure.

What about plots outside the town plan?

Building rights outside town plans depend on conditions that change, minimum size, road frontage and more. Before any land purchase we obtain a buildability certificate from a local engineer, so you know exactly what can be built.
